What are the benefits of hiring a professional property manager?

Managing rental property can be stressful if you are not experienced at the day to day details of property management. How much rent can I charge for my property?

We have a solid understanding of the rental market and set a rental rate based on current conditions within the rental market. The condition of your property, upgrades, size of your home, and the lot size all influence amount a tenant is willing to spend. A well maintained property that shows well will rent quicker, at a higher rate, and to a more qualified tenant.

How much of a security deposit should I collect from the tenant?

The security deposit is approximately equal to one month of rent, however, if you decide you would like to allow pets, then we add an additional amount to the security deposit as a pet deposit.

What is typically involved in preparing a property to be rented?

We will do a walk through of your property and make recommendations as to needed repairs and updates. Your goal should be to put your property in the best possible condition to maximize the potential rental amount. A property that has been maintained well not only will produce a higher rent, it is also rented quicker and attracks the most qualified tenant.

Where do you advertise my property?

Our first step in renting a property is advertising its availability. We provide yard signs that attract interest from drive-by traffic, we post your property to many online source which deliver high quality tenant leads. If necessary, we will post your property on the multiple listing service which gives access to hundreds of local realtors.

Do you offer tenant placement only services?

Yes, for a one time flat fee we will. However, we believe hiring us for our full management services is really in your best interest. Here are some of the reasons why we are worth the monthly management fee:

Our knowledge and skill is vitally important when something goes wrong. Just like an insurance policy, we want you to know we are here in case you need us. We have the legal knowledge and experience to know how to handle tough situations that might otherwise cost you thousands in lost rent and property damage.

We are on the phone with the tenant and driving out to the property immediately if we don’t receive rent. Let us hound the tenant for payment so you can do more of what you do best.
We conduct periodic inspections of the property to make sure tenants are not damaging it and to check on the routine maintenance items that otherwide might slip through the cracks.

What are your tenant qualifying policies?

Our tenant qualifying quidelines are as follows: We require our tenants to have a monthly income of at least 3 times the monthly rent. No previous evictions are allowed. Current employment will be verified to confirm stability of income. We also perform a national eviction search and do a criminal background check.

What happens if the tenant moves out before the lease expires?

If the tenant vacates the property prior to the lease termination date or without proper notice, you will be glad you hired us. Arizona law is very particular about how and when a landlord can take possession of the property again. We know the law and will act quickly to minimize the down time of the property. The tenants security deposit is forfeited if this happens, and at your direction we will pursue a judgement against the tenant for any additional charges incurred in connection with the skip or abandonement.

What type of reporting do you provide?

We will provide you a monthly report of rent and other income received, as well as maintenance, repairs, and other expenses incurred. This will be provided once per month. We also provide an annual statement for tax reporting purposes.
